I Work for YOU.
I'm Apollo Zimmerman, Certified professional home inspector and owner of A-Z Michigan Home Inspection.
If you have found this website, you are the type of person that knows an unbiased opinion is very valuable and not as easy to find as one would think. You know just taking the first guy on the agents list isn't always exactly in your best interest. When making one of the biggest decisions of your life things can get overwhelming. A home inspection does not eliminate risk but can mitigate surprises. I am here to help by taking the guess work out the condition of the home with an unbiased, and highly skilled perspective. After having an inspection done with me you will have a much better understanding of how you will be spending your free time if you choose to buy. Beautifying, investing in updates, immediate repairs, getting estimates, OR doing other things, like relaxing, vacationing, spending time with your family, enjoying your new home.
I am certified through InterNACHI to conduct professional home inspections whether it be brand new construction or older homes, large estates or fixer-uppers, and HUD homes. I inspect them all as if I was inspecting for my own family.
If you do get my name from an agent, that simply means they hold the same values as I do. A vote of confidence form an agent shows they are interested in value and integrity for the client too.
YOU PICK YOUR INSPECTOR
What to say if your agent does not consent to letting you pick your own inspector.
“I’ve done my research and this is who we are going to use.” That’s that, They do not have a say.
Some agents only feel comfortable working with inspectors they know. That is completely understandable, but it is YOU who should feel comfortable over all.
If an agent says “ But, I have never heard of this guy….”
This is very probable. There are OVER 3,500 real estate agents in the Ann Arbor and Metro Detroit/Tri-County area of which I do inspections in. I do not personally work with over 3,500 different agents. That is statistically impossible, further more I do not solicit or advertise to agents. If I do 500 inspections a year that still leaves 3,000 agents that will not see me. Thats A LOT. So yes, very true they may not know me, but the agents that have seen my work tend to refer me over and over again based on merit.

Why are prices so hard to find on other sites?
Many inspection sites hide or omit their pricing. This can be for several reasons. One of which is to allow them room to adjust the price based on how much they think they can get out of you at the moment or enable them the ability to price it out of your reach if they choose. I don't do this. Everyone deserves a quality home inspection.
What is a home inspection?
What is a home inspection?
- Thorough evaluation of all the major visible home systems
- Review of visible structural and mechanical elements
- Health and safety review including visual inspection for mold, and radon testing.
- General condition, especially areas that might appeal to pests
- Inspection of home systems like appliances, HVAC, plumbing, and electrical.
- Detailed digital inspection report with all the findings delivered same day.
What's included in a home inspection?
My quality home inspection includes coverage in four categories spanning over 400 points of inspection:
- Structural and mechanical aspects, including but not limited to, the foundation, the framing, the siding, the roof, and their associated parts. The attic and crawl space or basement are included.
- Component systems of the home, which include, electrical, heating, cooling, insulation, and ventilation.
- Health and safety issues that may impact how you'll live in the home. For example, radon, mold, carbon monoxide, gas leaks, tripping hazards and fall protection (railings), and pay special attention to features of the home that may affect children, the elderly, or pets.
- Conditions that could promote mold growth or be attractive to household pests. We have the knowledge to recognize signs of particular pets and fungal growth and determine the necessity to contact an licensed exterminator or mold remediation specialist.
WHAT IF THE INSPECTOR FINDS SOMETHING?
This is the part that very often allows for the inspection to pay for it self.
Your Realtor can help guide you through the process of getting bids to estimate the cost of fixing any issues the inspector identified. Once you know the cost, you can negotiate with the home owner to determine whether they'll fix the issue, or lower the home price so you can pay for the fix. As a matter of integrity and as part of our code of ethics Home Inspectors separate themselves from making repair quotes or directing you to specific service providers. Doing this ensures the inspection is completely unbiased.
WHAT SHOULD I DO BEFORE THE INSPECTION?
- Check in with your Realtor before the inspection to make sure they can provide access to the home.
- Make sure the utilities will be on, and that all systems in the home will be readily accessible. For example, there shouldn't be so many boxes stacked around the furnace that the inspector can't get to it.
80% Of Homes Will Be Inspected. Don't be left uninformed.
How a Home Inspection Saves you Money.
It Provides an "Out"
A quality home inspection can reveal critical information about the condition of a home. This makes the buyer aware of what costs, and maintenance the home may require. If a buyer isn't comfortable with the findings of the home inspection, it usually presents one last opportunity to back out of the offer to buy. This step is important when purchasing a property because it may save you thousands.
Home inspection reports present an opportunity to ask for repairs or request a price reduction from the seller. Work with your realtor to understand what requests can and should be made to negotiate a better deal. This is where the cost of an inspection almost always pays for it self.
A home inspection can detect safety issues like electrical problems, unsafe structural issues, radon, and mold. Make sure that your home-buying contract states that should such hazards be detected, you have the option to cancel the offer to buy.

I take pride and a vested interest in the area you plan on calling home, because this is where I call home too.
A rising tide can lift all boats... unless your boat is full of holes. A secondary effect of my home inspection is that I help to foster accountability for maintaining a standard of living in neighborhoods. One where inferior homes don't change hands to unknowing home owners creating a cycle of deterioration. My standards are helping to keep "slum lords" or unscrupulous "house flippers" from taking advantage of people and neighborhoods.
