Do not use the number from Zillow — it usually includes the basement and will be too high.
Most real estate listings show the above-grade square footage near the top of the listing.
You may need to read the full listing details to find the right number.
Using the correct number ensures you get accurate pricing.
How to Schedule or Get a Price:

You’ll see two inspection options:
Non-Shadowing (20% Discount!)
You’re welcome to attend the inspection and watch from a distance.
The inspector will go over all findings with you at the end, and you’ll have plenty of time to ask questions.
This is the fastest and most affordable option.
The discount is already included in the price shown.
Follow Along (About $120 More)
You can walk with the inspector and ask questions throughout the inspection.
This option takes longer, so it costs more.
Both options give you the same quality of information—the discounted one is actually more focused and efficient.

Cancellation Policy:
Only schedule after you have an accepted offer.
If you cancel within 48 hours of your appointment, a $200 late cancellation fee may apply.

Multiple Unit Properties are a a custom quote as there are a variety of multi family homes. Call for price.
Very heavily distressed. Think gutted, fire damaged, or abandoned for a long time.
Possible Upcharges
-If the home does not qualify for the discount for any reason above AND the shadowing option is selected, it would be base price plus an upcharge of 15%.
Best Price Even Without the Discount
